Here are some tips to help you navigate the house not selling process, find the solution you need to sell your house, and watch the offers come in!

The Price Is Too High

Overpricing a home is one of the most common mistakes sellers make. Yes, your house needs to be priced at a level that allows you to get a good return on your investment, but it also has to be realistic regarding what buyers are willing and able to pay. If it’s too high, buyers won’t even consider it—and if they do, they’ll look at comparable properties and negotiate for price reductions. There can be a lot of negative consequences to this because, after several price reductions over time, sellers may end up with an unsellable property that does not attract offers at its reduced price.

The Listing Is Outdated

Consider redecorating and updating your home’s interior. It might be time to change up those curtains or that window treatment. You may need to paint your walls, fix a leaky faucet, or replace an outdated light fixture. All of these small updates can make a big difference in how potential buyers see your home. And while you’re sprucing things up on the inside, make sure your exterior is looking its best as well; give it a fresh coat of paint and take out those weeds and dead plants (or bring them back to life!). While you have all that dirt flying around outside, think about cleaning up things from an emotional standpoint.

Instead, you need to look at how much work you are doing to get your house ahead of potential buyers. If there are no other homes for sale in your neighborhood or yours have been on the market for a while, people may be driving by without even realizing it’s there. With so many ways to market your home these days (virtual tours, drone flyovers), getting eyeballs on your listing can be easy and affordable—if you do it right away.

You’re Overconfident

Overconfidence is a big problem when selling a house. Sure, you picked out the perfect flooring and took your time choosing that beautiful granite countertop. But no matter how good you are at DIY projects, if you take on too much at once, chances are high that something won’t get done right or on time. As tempting as it may be to renovate before putting your house on the market, ask yourself whether it’s really necessary to do so now or if it can wait until after you’ve found a buyer—you might just be able to seal that deal faster than you thought.

An unprofessional photo shoot could result in poor lighting, unflattering shots, or backdrops that fail to highlight its best features. With your entire future riding on it, you don’t want to take any chances when advertising your home. A professional photographer can solve all of these problems, resulting in a more effective advertisement.
